DealFlow AI is a web-based platform that analyses property listings submitted by users and returns AI-generated data including estimated rental yields, risk flags, and investment verdicts (BUY / MAYBE / AVOID). Our Services are intended for informational and research purposes only.

We reserve the right to modify, suspend, or discontinue any part of our Services at any time without notice.

Unless otherwise indicated, the Services and all content, features, and functionality therein — including but not limited to text, graphics, logos, software, and AI-generated outputs — are owned by DealFlow AI Ltd and are protected by applicable intellectual property laws.

You are granted a limited, non-exclusive, non-transferable licence to access and use the Services for your personal, non-commercial use. You must not reproduce, distribute, modify, create derivative works of, publicly display, or commercially exploit any part of our Services without our prior written consent.

By using our Services, you represent and warrant that:

• —You have the legal capacity to enter into these Terms
• —You will not access the Services through automated or non-human means, except as expressly permitted
• —You will not use the Services for any illegal or unauthorised purpose
• —Your use of the Services will not violate any applicable law or regulation

You agree not to:

• —Systematically retrieve data or content from the Services to compile a database or directory without our written permission
• —Circumvent, disable, or otherwise interfere with security-related features of the Services
• —Engage in unauthorised framing of or linking to the Services
• —Upload or transmit viruses or other malicious code
• —Engage in any automated use of the Services, such as scraping or data mining, without express permission
• —Use the Services to advertise or offer to sell goods or services
• —Use the Services in a manner inconsistent with any applicable laws or regulations

You may submit property listing URLs and other inputs to the Services ('User Content'). By submitting User Content, you confirm that:

• —You have the right to submit such content
• —Your submission does not violate any third party's rights or any applicable law
• —Your submission does not include personal data relating to third parties without appropriate consent

We do not claim ownership of your User Content. However, by submitting User Content, you grant us a non-exclusive, royalty-free licence to use, process, and analyse it for the purpose of delivering the Services to you.

We reserve the right, but not the obligation, to:

• —Monitor the Services for violations of these Terms
• —Take appropriate legal action against anyone who violates these Terms
• —Refuse, restrict, or limit availability of the Services to any user at our sole discretion
• —Remove from the Services any files or content that are excessive in size or burdensome to our systems

These Terms shall remain in full force and effect while you use the Services. We reserve the right to deny access to and use of the Services, at our sole discretion and without notice or liability, to any person for any reason.

If we terminate or suspend your access, you are prohibited from registering and creating a new account under your name, a fake or borrowed name, or the name of any third party.

We reserve the right to change, modify, or remove the contents of the Services at any time or for any reason at our sole discretion without notice. We will not be liable for any modification, suspension, or discontinuance of the Services.

We cannot guarantee the Services will be available at all times. We may experience hardware, software, or other problems and may need to perform maintenance resulting in interruptions, delays, or errors.

The Services are provided on an 'as is' and 'as available' basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including the implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

We make no warranties or representations about the accuracy or completeness of the Services' content, and we assume no liability or responsibility for any errors, inaccuracies, or omissions in content or materials.

To the fullest extent permitted by applicable law, in no event will DealFlow AI Ltd or our directors, employees, or agents be liable to you or any third party for any direct, indirect, consequential, exemplary, incidental, special, or punitive damages — including lost profit, lost revenue, loss of data, or other damages — arising from your use of the Services, even if we have been advised of the possibility of such damages.

Notwithstanding anything to the contrary contained herein, our liability to you for any cause whatsoever shall at all times be limited to the amount paid, if any, by you to us during the six-month period prior to any cause of action arising.

Nothing in these Terms shall limit or exclude our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under applicable English law.

You agree to defend, indemnify, and hold harmless DealFlow AI Ltd and our officers, directors, employees, contractors, agents, licensors, and service providers from and against any claims, liabilities, damages, judgements, awards, losses, costs, expenses, or fees (including reasonable legal fees) arising out of or relating to your violation of these Terms or your use of the Services.

These Terms are governed by and construed in accordance with the laws of England and Wales. Any dispute arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If we are unable to resolve a dispute informally, it shall be referred to and finally resolved by the courts of England and Wales in accordance with Section 13 above.

There may be information on the Services that contains typographical errors, inaccuracies, or omissions. We reserve the right to correct any errors, inaccuracies, or omissions and to change or update the information on the Services at any time without prior notice.
