How this calculator works
Gross yield is annual rent divided by purchase price. Net yield deducts your running costs first: agent fees (the UK norm for full management is 10–15% of rent), an annual maintenance budget (roughly 1% of property value is a sensible default), landlord insurance, and an allowance for void weeks — the UK average is around 2–4 weeks per year.
